ANSWERS:
A: Your taxes are due by Friday, Feb. 29, 2008.
How was my 2008 interim tax bill calculated?
A: Your 2008 interim tax bill is based on 50 per cent of your 2007 final tax bill.
If you own a property on which taxes were only billed for part of 2007: we use a restated 2007 tax levy. This restated 2007 tax levy includes the additional taxes that would have been levied if the property had been fully taxed for the entire year.
For new properties not billed taxes in 2007: we multiplied the assessed value of your property by the 2008 interim tax rate to calculate your 2008 interim tax bill.
Past due amounts on this tax bill include pre-calculated interest, which is due if your account was not paid up before Jan. 31. Actual interest will be charged to tax accounts for past-due amounts on Feb. 1. If you made a payment on your account between the billing date and Jan. 31, call Customer Service at 613-546-0000 for an updated balance before paying your 2008 interim tax bill.
What are assessment class/property codes?
A: Assessment codes determine the appropriate tax rate(s) and school support to be applied to your property.
- The first letter in the code represents the tax class: R = Residential, F = Farm, T = Managed Forest
- The code's second letter shows the tax liability associated with a property: T = Fully Taxable
What is the Provincial Reassessment Program?
A: All properties in Ontario are assessed by the province's Municipal Property Assessment Corporation (MPAC). MPAC classifies properties and determines current value assessments. We use the assessed value of your property to calculate your total year's tax levy.
The Province of Ontario cancelled the annual assessment update of all properties in Ontario for 2007 and 2008 to allow time for MPAC to consider the Ontario's Ombudsman's report on its investigation into the transparency of the property assessment system. For more information about this report, see Ombudsman Ontario's online Response Team Report for March 28, 2006, entitled "Getting It Right."
How does my property assessment affect my property taxes?
A: Your property's assessment reflects the market value of your property and determines the taxes you pay. All properties in Ontario have been assessed for 2008 using a base year of Jan. 1, 2005. For 2009, all properties will be updated to a new base year value as of Jan. 1, 2008. MPAC will be mailing assessment notices to property owners, including updated values, in the second half of 2008.
Where can I find out more about my property's assessment?
A: You can obtain information on your property's assessment — or learn how to appeal your assessment — from Municipal Property Assessment Corporation. Call Toll-Free Number: 1-866-296-MPAC (6722).
Assessment rolls, which contain property information, are available for viewing by members of the public at the City's tax offices at City Hall, 216 Ontario St., Kingston, Ontario.
