How was my 2009 interim tax bill calculated?

A: Your 2009 interim tax bill is based on 50 per cent of your 2008 final tax bill.

If you own a property on which taxes were only billed for part of 2008: we use a restated 2008 tax levy. This restated 2008 tax levy includes the additional taxes that would have been levied if the property had been fully taxed for the entire year.

For new properties not billed taxes in 2008: your tax bill has been calculated by multiplying the *assessed value* of your property by the 2009 interim tax rate. (*assessed value is your property's value on January 1, 2005, as per the MPAC property assessment notice issued in 2008 for 2009)

Past due amounts on this tax bill include pre-calculated interest, which is due if your account was not paid up before Jan. 31. Actual interest will be charged to tax accounts for past-due amounts on Feb. 1. If you made a payment on your account between the billing date and Jan. 31, call Customer Service at 613-546-0000 for an updated balance before paying your 2009 interim tax bill.

What are assessment class/property codes?

A: Assessment codes determine the appropriate tax rate(s) and school support to be applied to your property.

  • The first letter in the code represents the tax class: R = Residential, F = Farm, T = Managed Forest
  • The code's second letter shows the tax liability associated with a property: T = Fully Taxable

What is the Provincial Reassessment Program?

A: All properties in Ontario are assessed by the province's Municipal Property Assessment Corporation (MPAC). MPAC classifies properties and determines current value assessments. MPAC classifies properties and determines their value.

In November and December 2008, MPAC mailed assessment notices to property owners advising updated property values based on a valuation date of January 1, 2008 for the 2009-2012 property tax years.

Under the Assessment Act, increases in value, from January 1, 2005 to the January 1, 2008 valuation date, will be phased in over the next 4 years. Taxes will be calculated on the phase-in assessment as determined by the phase-in. the taxable phased-in assessment is printed on your interim tax bill.
