The Building

The heritage integrity of the J.K. Tett Centre building will remain intact, and the recreation of the original malting tower at the south end of the building will not only offer a multi-purpose room with natural light suitable for gatherings for larger groups, but will represent a iconic element of the original building and maintain the historic integrity of the building.

Other improvements to the building will include:

  • Pedestrian access from King St. to the main entrance and through the Tett Centre to the waterfront walkway has been made fully accessible. Doorways and corridors in this heritage designated building will be wide to accommodate pedestrians and movement of large artwork. There are accessible washrooms on all floors and a large family washroom will be provided off the lower level vestibule.
  • A modern glazed entrance has been designed to provide a welcoming entrance / waiting area and to accommodate the change in levels on this sloping site.

Scope of Work:

  • Removal of all designated substances and non compliant construction.
  • Structural upgrades to the exterior walls, floors, foundations and roof.
  • Repairs and re-pointing of all limestone and brick masonry
  • Interior finishes will reflect the artistic industrial atmosphere function and be kept to a minimum to meet tight budgetary control and reduce operating and maintenance costs.
  • Restoration of existing exterior items such as windows wherever possible and installation of new windows, doors and hardware where required for functionality.
  • Interior tenant spaces will be constructed with durable low maintenance interior finishes.
  • All new mechanical systems including all new plumbing, ventilation and a fire sprinkler system.
  • All new electrical systems including energy efficient lighting, emergency lighting, fire alarm, security and voice and data communications.
  • A modern version of the malt drying tower will be created to make an immediately marketable and recognizable structure. The meeting space will be home to a shared exhibition and special event space that will contribute to the viability of the building through rental to tenant groups and the public.

The history of the site and buildings along with the people and events associated with the site and neighbourhood will be highlighted and interpreted through a series of displays on both the inside and outside of the building. There are also designated locations for public artwork and changing displays.
